The California Dream For All Shared Appreciation Loan is returning, and it could give you up to 20% of the home’s purchase price (up to $150,000) for your down payment or closing costs.
The Fast Facts for 2026:
• 📅 Mark Your Calendar: The registration portal opens February 24, 2026 and closes March 16, 2026.
• 🎟️ It’s a Lottery: This isn’t first-come, first-served. It’s a randomized drawing, so everyone who applies in that window has a fair shot.
• 💰 The Deal: You get up to 20% down. You don’t make monthly payments on it. You only pay it back (plus a share of the home’s appreciation) when you sell or refinance later.
Do You Qualify?
1. First-Gen Status: At least one borrower must be a first-generation homebuyer (your parents don’t currently own a home in the U.S.).
2. First-Time Buyer: All borrowers must be first-time homebuyers.
3. Income Limits: You must be under the CalHFA income limits for your county (for the IE, these are typically very generous!).
4. Credit Score: Generally, you’ll need a 660+ to qualify.
How to get “Lottery-Ready” NOW:
You cannot just “sign up” on the day of. You must have a voucher from a CalHFA-approved lender.
